Spray Foam Safety and Code Requirements in BC
Spray foam must be covered by an approved thermal barrier, such as half-inch drywall, in most occupied spaces under the BC Building Code. We plan the barrier with you before we spray. Read our spray foam thermal barrier guide for the details.
During spraying and curing, the work area must be ventilated and people and pets kept out. Re-entry time depends on the product – we give you the manufacturer’s re-occupancy time in writing before the job. Spray foam must be installed to CAN/ULC-S705.2 by trained applicators.

Is spray foam better than fibreglass insulation?
Spray foam insulates and air-seals in one step, and closed-cell foam resists moisture, so it outperforms fibreglass in rim joists, crawlspaces, vaulted ceilings and other tight or damp spaces. In open attics, blown-in fibreglass usually gives the same R-value for much less money. Many homes use both.
What is the difference between closed-cell and open-cell spray foam?
Closed-cell foam is dense, about R-6 per inch, and resists water, so it suits crawlspaces, basements and exterior walls. Open-cell foam is softer, about R-3.5 to R-3.7 per inch, cheaper per inch and good for sound dampening, but it absorbs water and should stay out of below-grade or wet areas.
Does spray foam need to be covered in BC?
Yes, in most occupied spaces. The BC Building Code generally requires spray foam to be protected by an approved thermal barrier, such as half-inch drywall, plywood or a tested coating. Some unoccupied attics and crawlspaces have different rules. We plan the barrier before we spray.
