Our Insulation Removal Process
Assessment: identify the insulation type, check for vermiculite, moisture and rodents, and measure the attic.
Protection: cover floors and the route to the attic hatch; isolate the hatch.
Removal: vacuum the old insulation through a hose to sealed bags or a collection unit outside.
Clean-up: vacuum the attic floor, remove debris, and flag any repairs (leaks, entry points, mould).
Air sealing and baffles: seal penetrations and keep soffit vents clear.
Reinsulate: blow in new insulation to R-50 or more and provide a rebate-ready invoice.
Disposal: bags are taken away and disposed of according to local rules
Vermiculite and Asbestos: Test Before You Remove
Vermiculite is a pebble-like loose fill, usually grey-brown or gold, found in some homes built before 1990. Some vermiculite contains asbestos. If you see it, don’t disturb it, vacuum it or store items on it until a sample has been tested by an accredited lab.
In BC, asbestos abatement work must be done by a contractor holding a WorkSafeBC asbestos abatement licence, with certified workers – this has been required since January 1, 2024. Learn more from WorkSafeBC’s asbestos licensing page.

When does attic insulation need to be removed?
Remove attic insulation when it is wet or mouldy, contaminated by rodent droppings or nests, smoke-damaged, or badly compressed. Dry, clean insulation can usually stay and be topped up. Vermiculite should be tested for asbestos before any decision, because asbestos-containing vermiculite can only be removed by a licensed abatement contractor.
How much does insulation removal cost?
Removal is quoted after an inspection because depth, attic access and contamination vary. Most homeowners combine removal with new insulation, and the new insulation qualifies for the BC Hydro attic rebate of up to $900. Asbestos-containing vermiculite costs much more, often $4,000 to $11,000, because it needs licensed abatement.
Do I need a licensed contractor to remove vermiculite in BC?
If the vermiculite contains asbestos, yes. Since January 1, 2024, asbestos abatement in BC must be done by a contractor with a WorkSafeBC asbestos abatement licence, using certified workers. Have a sample tested by an accredited lab first; if it is asbestos-free, it can be removed like other loose-fill insulation.
How long does insulation removal take?
Most attic removals take one day, and reinsulating usually takes another half to full day, so plan on one to two days in total. Very large attics, heavy contamination or difficult access can take longer. We give you a timeline with the quote.
Can I stay home during insulation removal?
Usually, yes. The material is vacuumed through a hose straight to bags or a collection unit outside, and the attic hatch area is sealed off, so very little dust reaches living areas. Asbestos abatement is different: the licensed contractor will tell you if you need to leave during that work.
Does removing old insulation qualify for a rebate?
Removal on its own does not qualify, but the new insulation installed afterwards does. Installed by an HPCN contractor, new attic insulation earns $0.02 × R-value added × sq ft from BC Hydro and FortisBC, up to $900, and can combine with multi-upgrade bonuses of up to $2,000.
