Langley Insulation Rebates: How Much Could You Get Back?
Langley homeowners heated by BC Hydro or FortisBC can claim the same provincial insulation rebates as the rest of BC: up to $5,500 for insulation, plus bonuses of up to $2,000 for completing more than one upgrade. The installer must be a Home Performance Contractor Network (HPCN) member, and the rebate is calculated on the R-value you add.

Township of Langley or City of Langley: We Cover Both
Langley is two municipalities. The City of Langley is the compact urban centre around Fraser Highway and the Langley Bypass, with a mix of older houses, townhomes and low-rise condos. The Township of Langley surrounds it and includes Walnut Grove, Willoughby, Murrayville, Brookswood, Fort Langley, Aldergrove and the rural areas between them.
For insulation, the difference matters less than people think. Both are served by the same BC Hydro and FortisBC rebate programs, and we work in both. What changes is the housing: the City has more strata buildings, where insulation work may need council approval, while the Township has more detached homes, acreages and crawlspaces. If your project is part of a larger renovation or a new suite, check permit requirements with your municipality first.
Langley Neighbourhoods and the Insulation Work They Need

Walnut Grove
Most homes here were built in the 1980s and 1990s. Attic insulation has often settled to well below today's R-50, and older bathroom fans sometimes vent into the attic. A top-up with baffles and air sealing is the usual fix.

Willoughby and Willoughby Heights
Most detached homes were built after 2005, so insulation levels are better. The common requests are soundproofing for legal suites, insulating garages and bonus rooms, and fixing cold rooms over garages.

Murrayville
A mix of established homes and newer infill. We often top up attics in older houses and insulate basements when owners finish them.

Brookswood and Fernridge
Older homes on larger lots, many with crawlspaces. Crawlspace walls, rim joists and floors over unheated spaces are where these homes lose the most heat.

Fort Langley
Older and character homes sit beside new builds. Before we remove old attic insulation in a home of this age, we check for vermiculite (see below).
Aldergrove and rural Langley
Acreages and farmhouses with crawlspaces, additions and outbuildings. Note that insulation in detached outbuildings does not qualify for BC Hydro insulation rebates.
Older Langley Homes: Check for Vermiculite Before Removing Insulation
Vermiculite is a loose, pebble-like attic insulation, usually grey-brown or gold, found in some homes built before 1990. Some vermiculite contains asbestos, so it should not be disturbed until a sample has been tested by an accredited lab.
Since January 1, 2024, asbestos abatement work in BC must be done by a contractor holding a WorkSafeBC Asbestos Abatement Licence, using certified workers. If your attic tests positive, removal is done by a licensed abatement contractor, and we reinsulate the attic once it has been cleared. [VERIFY with owner: how Western handles testing and which licensed partner you use.] Read WorkSafeBC’s asbestos licensing guidance or see our insulation removal service.

Preet provided me with a verbal quote and came in with the best price. His team showed up on time and did great work and did not try to renegotiate for additional cost once they saw the actual site conditions. Though Langley based, they still serviced my property in Vancouver. Western Insulation will be at the top of my list for any future insulation projects.Posted on Google![]()

I live in Richmond and contacted several attic insulation companies before choosing Western Insulation, and I’m glad I did! Preet communicated well, and the project was completed within about a week. The team was efficient, professional, and cleaned up nicely afterward. If you need any additional services, such as sanitization or wall protection, be sure to discuss them with Preet in advance. Thank you to Preet and the entire team! Highly recommended!Posted on Google![]()

I used Western Insulation to add some baffles and insulation into our home's attic. Preet was extremely communicative, provided a quote and then charged exactly what the quote was with no surprises. We had originally booked a date and time and the crew ran into an issue with a machine that broke down, Preet called right away, explained the situation and even offered to have the work done on the weekend due to the inconvenience, we rescheduled for the next week and the crew was there on time, crew was very good, took care of the house and the attic looks great. I wouldn't hesitate to recommend Western Insulation.Posted on Google![]()

I’m a local Realtor and reached out to Preet at Western Insulation on very short notice after a home inspection raised some concerns about the attic for my buyer clients. We were working with a very tight subject removal deadline and needed someone who could get to the property quickly and give us a professional opinion. Preet was fantastic. He made the time to come out, walked us through what he was seeing, put our minds at ease about the bigger concerns, and had a clear written quote back to us incredibly quickly. He was knowledgeable, professional and genuinely helpful when we were under a time crunch. As a Realtor, having reliable tradespeople I can confidently send to my clients is incredibly important. I would absolutely recommend Preet and Western Insulation and will be keeping his contact information for future clients.Verified by TrustindexTrustindex verified badge is the Universal Symbol of Trust. Common Questions About Insulation in Langley
Who installs insulation in Langley?
Western Insulation Ltd. is a Langley Township insulation contractor, established in 1998, that installs attic, blown-in, spray foam, batt, basement and crawlspace insulation and soundproofing across the City and Township of Langley. We offer free assessments and prepare BC Hydro and CleanBC rebate paperwork for eligible jobs.
How much does attic insulation cost in Langley?
A blown-in attic top-up in Langley typically costs about $1.50 to $2.45 per square foot, so roughly $1,500 to $2,450 for a 1,000 sq ft attic before rebates. Removing old insulation, poor access or adding baffles can raise the price. You get a fixed written quote after a free assessment.
What insulation rebates can Langley homeowners get?
Langley homes qualify for the provincial Home Renovation Rebate: attic insulation earns $0.02 × R-value added × sq ft (up to $900), and basement, crawlspace and wall insulation earn $0.09 × R × sq ft (up to $1,200 each). Total insulation rebates can reach $5,500, plus up to $2,000 in multi-upgrade bonuses.
Do I need an HPCN contractor for the rebate?
Yes. BC Hydro and CleanBC insulation rebates require the work to be done by a Home Performance Contractor Network (HPCN) member, and do-it-yourself insulation is not eligible. Keep the contractor’s invoice showing the starting and final R-value and the area insulated, because that is the main document the rebate application asks for
What R-value should a Langley attic have?
We recommend at least R-50 in Langley attics, which is roughly 16 to 20 inches of blown-in fibreglass depending on the product. Many Walnut Grove and Brookswood homes built in the 1980s and 1990s now have far less because the original insulation has settled. Topping up to R-50 also makes you eligible for the attic rebate.
Is vermiculite in my Langley attic dangerous?
Vermiculite can contain asbestos, so leave it undisturbed and have a sample tested by an accredited lab. If it contains asbestos, BC law has required removal by a WorkSafeBC-licensed asbestos abatement contractor since January 2024. Do not vacuum it, store items on it or start renovations in that attic until it has been tested.
How long does attic insulation take in Langley?
Most Langley attic jobs take one day, including baffles, air sealing and clean-up. Crawlspaces, spray foam and jobs that start with removing old insulation usually take two days. You can stay in your home while we work, and we cover floors and the path to the attic hatch.
Do you insulate crawlspaces in Brookswood and Aldergrove?
Yes. Crawlspaces are common in older Brookswood, Fernridge and Aldergrove homes. We insulate crawlspace walls and rim joists, usually with spray foam or rigid foam, and add a ground vapour barrier so the space stays dry. Crawlspace wall insulation qualifies for rebates of $0.09 × R × sq ft, up to $1,200.
Can you soundproof a legal suite in Willoughby?
Yes. We install sound-rated insulation in suite ceilings and shared walls, which is common in newer Willoughby homes with basement suites. Insulation is one part of good sound control; resilient channel and double drywall add more. Note that insulation installed only for soundproofing does not qualify for BC Hydro rebates.
