Basement and Crawlspace Insulation in the Lower Mainland, BC
Western Insulation insulates basement walls, crawlspace walls and rim joists in homes across Langley, Metro Vancouver and the Fraser Valley. We use closed-cell spray foam, rigid foam board or batts depending on moisture and access, add a vapour barrier where needed, and prepare paperwork for rebates of up to $1,200 per area.
Warmer Floors Start Below Them
Cold floors, musty smells and drafts upstairs often come from an uninsulated crawlspace or basement. In the Lower Mainland’s wet winters, the fix has two parts: control the moisture, then insulate the walls and rim joists.

Warmer main-floor rooms

Drier crawl spaces

Rim joists sealed and insulated
What Basement and Crawlspace Insulation Fixes

Cold floors
Insulated foundation walls and rim joists stop cold air chilling the floor framing.

Damp and musty air
A sealed crawl space vapour barrier keeps ground moisture out; insulation keeps surfaces above the dew point.

Frozen pipe risk
Pipes and ducts in an insulated crawlspace stay on the warm side during cold snaps.

Comfortable finished basements
Suites, rec rooms and offices that are warm enough to use all year.
Insulate Crawlspace Walls or the Floor Above?
Insulate the walls (recommended for most) | Insulate the floor above | |
How it works | Crawlspace becomes part of the warm side of the house | Crawlspace stays cold and vented |
Pipes and ducts | Stay warm | Exposed to cold – need their own insulation |
Moisture | Paired with a sealed vapour barrier | Batts can sag and hold moisture in damp spaces |
Best for | Most Lower Mainland crawlspaces | Dry, well-vented spaces with no mechanicals |
Materials We Use Below Grade
We utilize industry-leading insulation products that deliver optimal protection for homes throughout the Lower Mainland, Metro Vancouver & Fraser Valley regions.
Insulation Options

Closed-cell spray foam
Spray foam bonds to concrete, seals rim joists and resists moisture – our first choice for damp crawlspaces.

Rigid foam board
Rigid foam insulation on basement and crawlspace walls, with sealed joints.

Batts in framed walls
Batt insulation for finished basements once moisture is under control.

Vapour barriers and ground cover
10 mil or heavier polyethylene over crawlspace soil, run up the walls and sealed.

Preet provided me with a verbal quote and came in with the best price. His team showed up on time and did great work and did not try to renegotiate for additional cost once they saw the actual site conditions. Though Langley based, they still serviced my property in Vancouver. Western Insulation will be at the top of my list for any future insulation projects.Posted on Google![]()

I live in Richmond and contacted several attic insulation companies before choosing Western Insulation, and I’m glad I did! Preet communicated well, and the project was completed within about a week. The team was efficient, professional, and cleaned up nicely afterward. If you need any additional services, such as sanitization or wall protection, be sure to discuss them with Preet in advance. Thank you to Preet and the entire team! Highly recommended!Posted on Google![]()

Preet and his team were great. Preet was very responsive and he provided promptly a reasonable quote for insulation of our attic. The team arrived on time and worked efficiently and professionally. They also cleaned up afterwards and even closed the garage door before leaving! I would highly recommend Western Insulation for any Richmond BC homeowners!Posted on Google![]()

I used Western Insulation to add some baffles and insulation into our home's attic. Preet was extremely communicative, provided a quote and then charged exactly what the quote was with no surprises. We had originally booked a date and time and the crew ran into an issue with a machine that broke down, Preet called right away, explained the situation and even offered to have the work done on the weekend due to the inconvenience, we rescheduled for the next week and the crew was there on time, crew was very good, took care of the house and the attic looks great. I wouldn't hesitate to recommend Western Insulation.Posted on Google![]()

I’m a local Realtor and reached out to Preet at Western Insulation on very short notice after a home inspection raised some concerns about the attic for my buyer clients. We were working with a very tight subject removal deadline and needed someone who could get to the property quickly and give us a professional opinion. Preet was fantastic. He made the time to come out, walked us through what he was seeing, put our minds at ease about the bigger concerns, and had a clear written quote back to us incredibly quickly. He was knowledgeable, professional and genuinely helpful when we were under a time crunch. As a Realtor, having reliable tradespeople I can confidently send to my clients is incredibly important. I would absolutely recommend Preet and Western Insulation and will be keeping his contact information for future clients.Verified by TrustindexTrustindex verified badge is the Universal Symbol of Trust. Current BC Rebates Include

Basement and crawlspace walls: $0.09 × R-value added × sq ft, up to $1,200 (keep – this one is correct)

Example: 600 sq ft of crawlspace wall insulated to R-12 = 12 × 600 × $0.09 = $648

Bonus of up to $2,000 for completing more than one upgrade
A vapour barrier on its own isn’t rebated – the insulation is. Details on our rebates page.

Frequently Asked Questions
Should I insulate my crawlspace walls or the floor above?
In most Lower Mainland homes, insulating the crawlspace walls and rim joists works better than insulating the floor above. It keeps pipes and ducts on the warm side and pairs well with a sealed vapour barrier. Insulating the floor suits only dry, well-vented crawlspaces with no plumbing or ductwork.
Do I need a vapour barrier in my crawlspace?
Yes, almost every crawlspace with a dirt floor needs one. A sealed polyethylene vapour barrier, usually 10 mil or thicker, stops ground moisture rising into the space. In the Lower Mainland’s wet winters it protects floor framing and insulation from mould and rot and helps keep floors warmer.
What R-value should basement walls have?
For finished basement walls we typically install around R-20 (nominal) in a 2×6 wall or a combination of rigid foam and batts, and R-10 to R-15 of foam on crawlspace walls. Code minimums differ for new construction and major renovations, so check requirements with your municipality before you build.
Does basement and crawlspace insulation qualify for rebates?
Yes. When an HPCN contractor does the work, basement and crawlspace wall insulation earns $0.09 × R-value added × sq ft from the BC Hydro and FortisBC Home Renovation Rebate, up to $1,200. It can combine with attic or wall upgrades for bonuses of up to $2,000.
Can insulation help with radon?
Air sealing the crawlspace and basement can reduce how much soil gas enters, but insulation is not a radon fix. The only way to know your level is a radon test, and high readings need a certified radon mitigation professional.
How long does crawlspace insulation take?
Most crawlspace or basement insulation jobs take one to two days. Removing old insulation or debris, installing a new vapour barrier, or very tight, low access can add time. We give you the timeline with your written quote, and you can stay home while we work.
