Attic Insulation Contractor in the Lower Mainland, BC
Western Insulation tops up and replaces attic insulation in homes across Langley, Metro Vancouver and the Fraser Valley. We bring most attics up to R-50 or higher in one day, install baffles and seal air leaks first, and prepare the invoice you need for the BC Hydro attic rebate of up to $900.
Why Your Attic Matters Most
Warm air rises, so the attic is where most homes lose the most heat. Many Lower Mainland homes built in the 1970s to 1990s still have R-12 to R-20 left in the attic, far below the R-50 we recommend today.

Lower heating bills

Warmer rooms upstairs

Fewer ice dams and less attic condensation
What an Attic Upgrade Does for Your Home

Keeps heat where you pay for it
A deeper, even layer of insulation slows heat loss through the ceiling in winter and keeps upstairs rooms cooler in summer.

Evens out room temperatures
Cold bedrooms over garages and hot top floors are usually attic problems.

Protects the attic from moisture
Air sealing and baffles keep warm, damp indoor air out of the attic – see our guide to attic condensation in winter.

Pays part of itself back
The BC Hydro attic rebate covers $0.02 per square foot for every R-value point you add.
Attic Insulation Options
Most attics we work on get blown-in fibreglass, because it fills around joists, wiring and corners in one continuous layer.
Insulation Options

Blown-in fibreglass
Blown-in insulation is our standard for attic top-ups and new installs, including Owens Corning ProPink.

Fibreglass batts
Batt insulation suits open joist bays, attic knee walls and areas we can reach easily.

Air sealing
We seal around the attic hatch, pot lights, plumbing stacks and wire penetrations before any insulation goes in.

Baffles and ventilation
Rafter baffles keep soffit vents clear so the attic can breathe.
How We Insulate an Attic, Step by Step

Inspect
Measure the existing depth and R-value, check for moisture, mould, rodent damage and vermiculite.

Protect
Cover floors and the path to the attic hatch.

Prepare
Remove damaged insulation if needed (insulation removal), install baffles, seal air leaks.

Insulate
Blow in fibreglass to the agreed depth and set depth rulers so you can see the result.

Finish
Insulate and weatherstrip the hatch, clean up, and give you a rebate-ready invoice

Preet provided me with a verbal quote and came in with the best price. His team showed up on time and did great work and did not try to renegotiate for additional cost once they saw the actual site conditions. Though Langley based, they still serviced my property in Vancouver. Western Insulation will be at the top of my list for any future insulation projects.Posted on Google![]()

I live in Richmond and contacted several attic insulation companies before choosing Western Insulation, and I’m glad I did! Preet communicated well, and the project was completed within about a week. The team was efficient, professional, and cleaned up nicely afterward. If you need any additional services, such as sanitization or wall protection, be sure to discuss them with Preet in advance. Thank you to Preet and the entire team! Highly recommended!Posted on Google![]()

I used Western Insulation to add some baffles and insulation into our home's attic. Preet was extremely communicative, provided a quote and then charged exactly what the quote was with no surprises. We had originally booked a date and time and the crew ran into an issue with a machine that broke down, Preet called right away, explained the situation and even offered to have the work done on the weekend due to the inconvenience, we rescheduled for the next week and the crew was there on time, crew was very good, took care of the house and the attic looks great. I wouldn't hesitate to recommend Western Insulation.Posted on Google![]()

I’m a local Realtor and reached out to Preet at Western Insulation on very short notice after a home inspection raised some concerns about the attic for my buyer clients. We were working with a very tight subject removal deadline and needed someone who could get to the property quickly and give us a professional opinion. Preet was fantastic. He made the time to come out, walked us through what he was seeing, put our minds at ease about the bigger concerns, and had a clear written quote back to us incredibly quickly. He was knowledgeable, professional and genuinely helpful when we were under a time crunch. As a Realtor, having reliable tradespeople I can confidently send to my clients is incredibly important. I would absolutely recommend Preet and Western Insulation and will be keeping his contact information for future clients.Verified by TrustindexTrustindex verified badge is the Universal Symbol of Trust. Frequently Asked Questions
What R-value should my attic have in the Lower Mainland?
We recommend at least R-50 in Lower Mainland attics, which is about 16 to 20 inches of blown-in fibreglass depending on the product. Many homes built before the 2000s have R-12 to R-20 left because the original insulation has settled. Topping up to R-50 also qualifies you for the BC Hydro attic rebate.
How much does attic insulation cost?
A blown-in attic top-up typically costs about $1.50 to $2.45 per square foot in the Lower Mainland, so roughly $1,500 to $2,450 for a 1,000 sq ft attic before rebates. Removal of old insulation, tight access and extra baffles add to the price. We give a fixed written quote after a free assessment.
How much is the BC Hydro attic insulation rebate?
The attic rebate is $0.02 × the R-value you add × the square footage, up to $900. For example, taking 1,000 sq ft from R-12 to R-50 adds R-38 and earns about $760. The work must be done by an HPCN contractor, and the rebate can combine with bonuses of up to $2,000 for multiple upgrades.
How long does attic insulation take to install?
Most attic jobs take one day, including baffles, air sealing and clean-up. Larger attics, or jobs that start with removing old or contaminated insulation, usually take two days. You can stay home while we work, and we cover floors and the route to the attic hatch.
Can you add new insulation on top of old insulation?
Yes, if the old insulation is dry, clean and not contaminated, we can top it up. If it is wet, mouldy, compressed or full of rodent droppings, we remove it first. If it looks like vermiculite, it must be tested for asbestos before anyone disturbs it.
Will more attic insulation stop ice dams and attic condensation?
Insulation helps, but air sealing and ventilation matter just as much. Warm, moist air leaking into the attic causes most frost, condensation and ice dams. That’s why we seal leaks and install baffles before adding insulation, so the attic stays cold and dry.
